His value-engineering wins included refining the precast concrete fin sizes to optimise its sunlight shading. And his shrewd combination of alternative materials and products with new methods delivered financial, functional and aesthetic success.

Aligning the cost plan with a concept design is never easy. The need to do so on this project, combined with late design development that turned what had been planned as student rooms into seminar spaces, forced Steve Lambourne to work hard to find a combination of materials, products and methods that would work financially, functionally and aesthetically.

Steve commissioned a redesign of an acoustic ceiling to improve its cost-effectiveness and buildability while maintaining the unusual geometry of the original design intent. He met the client’s preference for a timber finish to the metal-framed raised access flooring by ditching quarry tiles in favour of removable oak flooring with a magnetic backing strip.

His alternative proposals enhanced value and reduced cost across the mechanical and electrical services, access control, ventilation strategies, security and data, as well as partitions, ceilings, balustrades and handrails.

Using 3D modelling, he was able to refine the fin sizes of the precast concrete on one building to optimise the shading of windows from peak sunlight. He also replaced blockwork with a structural framing system to speed up the project to achieve the unmovable handover date despite lockdown imposing months of delay.
