A great team player who was well liked by the professional team and the client, Mike Garrett managed the on-site team effectively and inspirationally on this two-floor fit-out. Superbly thorough, he constructed the highly detailed programmes required by an access regime that demanded all deliveries be booked two weeks in advance. He prioritised quality from the start and delivered this scheme on time, on budget and to an extremely high-quality standard, far exceeding the client’s expectations.

What initially seemed a relatively straightforward fit-out job of two storeys of a brand-new skyscraper in central London ended up presenting major technical difficulties for Mike Garrett.

With all tenant fit-outs in the tower having to submit change applications and as-built information in the landlord’s BIM software, Mike decided to employ a third-party consultant to help deliver the BIM requirement. Success ultimately came in being the first tenant fit-out in the building to have its BIM model approved after a rigorous audit process.

Towards the end of the design process, the client instructed the addition of a feature staircase within the original programme timescale. Speed was key, and Mike contacted a structural engineer and staircase specialist already working in the building to streamline the landlord sign-off process as well as the structural design. He held detailed design workshops to ensure that everything from ceilings to beam positions and MEP services were thoroughly co-ordinated.

His proactive approach designed, procured and installed the staircase in line with the existing programme. And by ensuring it was placed to ensure minimal structural works and MEP modifications, he reduced the cost by £50,000.

Complexity of access meant all site deliveries had to be booked two weeks in advance. Mike accordingly planned every element of the works in meticulous detail. All deliveries were first unloaded and stored at a central warehouse before being sent to site.

Mike refused to accept that quality is an afterthought to be properly considered only during the end-of-project snagging process. Right from the start, he leveraged the experience and knowledge of the specialist contractors, consultants and his own team in design workshops, resolving any common quality issues with specific details before the design was completed. The result was a project not only delivered on time and on budget but also to an extremely high-quality standard that exceeded the client’s expectations.
