Caroline Heraghty MCIOB

Ardmore Construction

Caroline thrilled the client by completing on time and budget and to an extraordinarily high level of quality. Rather than have potential purchasers access the show flat through the main construction staircase, she created a temporary entrance with well-presented paving and cladding. Her handling of the facade after the Grenfell fire was exceptionally well judged. With a record low number of snags and defects reported post-completion, another project with the client is in negotiation.

About the Project

Bowery Building/Smyth Building, Wandsworth

Client: A2Dominion

Contract: JCT D&B

Value: £27m

On her first job as project lead, Caroline Heraghty thrilled the client by completing on time, on budget and to an extraordinarily high level of quality. More unusually, she did so with a young and inexperienced team, allowing them to formulate solutions while remaining close enough to steer the outcome.

Caroline’s calm and positive influence was felt all over the project. She fostered an open environment where honesty and trust were valued, ensuring issues were dealt with quickly and without blame.

The client focus was admirable. When an offer for one of the two penthouses in the 12-storey tower came in, Caroline reprogrammed its well-advanced internal fit-out to allow the purchasers to make changes to the audio-visual services, the kitchen specification and the flooring. Rather than have potential purchasers access the show flat through the main construction staircase, she created a temporary dedicated entrance fitted with well-presented paving and cladding.

Her handling of the facade in the immediate aftermath of the Grenfell Tower fire was exceptional. She achieved sign-off on the proposed design in a climate where stakeholders were ultra-cautious, allowing each to provide input to address concerns while creating a solution to satisfy the changing context of fire regulation. And when a changing balcony specification led to many of the facade panels becoming bespoke, she put in the hard management yards needed to track them and arrange for their arrival on site in the uniquely correct order for the bottom-up installation.

But the most telling indication of all of a brilliant project is the sheer lack of snags and defects following Caroline’s seamless handover. With the client receiving exceptionally favourable resident feedback, another project is now in negotiation.
