In his first role as project manager, Renaud Faral was outstanding in delivering the client’s first snag-free school at practical completion.
He built in first-rate quality through a battery of measures. There were prestart meetings for works packages. There were work inspection reports by site teams with associated corrective actions for traceability and continuous improvement. There were quality audit plans. And he overcame the difficulties encountered in the snagging process by using tablet computers, with marked up drawings indicating the location of items.
The site was located in a conservation area with a very active residents’ association. Renauld’s conscientious engagement with the stakeholders smoothed relationships considerably. He dealt promptly and efficiently with all issues raised by the public via a 24-hour helpline. Despite the challenging context, the number of complaints fell as the project progressed and his clear communications and skilful site management began to tell.
His relationship with the client was equally well considered, showing maturity beyond his years. He went out of his way to incorporate the users’ many variations within the programme while making clear what was achievable and what was not.
He used labour productivity charts during the structural works to monitor performance daily against the targets he set. They helped motivate the workforce and deliver the concrete frame on time, and significantly improved the labour budget.
In tackling site problems and promoting buildability, he showed a spirit of innovation. He changed the in situ floor slab to the same precast hollow-core construction used elsewhere in the project; it allowed delivery and installation in sequence with limited additional equipment. He dealt with an inadequate plantroom area by redesigning the combined services/plantroom layout and relocating the attenuators.
