It really wasn’t that big a project to start with: a £5.6m refurbishment of a two-storey listed building plus a new-build programmed for 56 weeks. 320 AIs, 110 CVIs, 320 RFIs and five extensions of time later, plus an extra £5m to finance it all, and Andy Miles had delivered a project that had doubled in value and stretched over 84 weeks.

His genius was to deliver a huge number of design and client changes without leaving the client feeling sore about the inevitable costs involved. Indeed, the client is thrilled with the results, and acknowledges the project could have stretched out to the crack of doom if Andy had wanted to be claims-oriented.

The early decision to lime-plaster the whole of the existing building ripped up the initial scope of works, requiring the prior removal of all cement-based plaster. It meant removing, storing and replacing all the skirtings, dados and picture rails, and effectively rendered the bill of quantities obsolete. The extensive remedial work included the terrazzo, doors, mouldings, stonework and tiling.

Andy’s commitment was total. He went beyond the call of duty, particularly in community engagement, with smart suggestions on how to involve the community in the project. He was always ready to drop everything to give unexpected visitors a guided tour of the site.

Innovative and always on his toes to keep the momentum going, he stayed constantly on top of a programme and materials procurement effort that changed weekly. Proactive, motivating and encouraging, he ensured that morale never flagged. Patient and confident, he never lost sight of the ultimate project goals, and delivered on all the promises.
