The most astonishing thing about Tim Hare’s leadership of this project is not that he delivered the remodelling of a grade II-listed building in central London in a mixed-use development 20% under budget. Nor that he completed four months ahead of programme. Nor even that the quality of the craftsmanship and finishes was absolutely outstanding. It was that his winning these badges of pride obscure just how forbidding the whole project was at its commencement.
This redevelopment was massively challenging in terms of engineering, logistics and planning. It had a labyrinth of 1,100 rooms (most contaminated with asbestos) and permanently flooded basement, and its facade and the Art Deco internal finishes needed to be retained.
Calm and measured, Tim remained consistently unflustered by difficulties. His communications and his man management were outstanding. He gave the client, the architect and the consultants the confidence that he was the man for the job. He focused on risk, preferring minor derisking spend upfront to avoid major time and cost losses later on.
His achievement was made more brilliant by the manner in which he earned it. Quiet, level-headed and sure, he dominated the project through collaboration. He recognised the contribution each member of his team and the wider site workforce could make, and gave them the space and the belief to give their best. His inclusive approach heard every voice and wove it into the greater team. He brought the subcontractors to the table, letting them contribute to the plan of work while holding them to their undertakings with firmness and civility.
