Handing over a project three months after the original completion date doesn't win any prizes, but if it hadn't been for Julius Kenyi's competence, professionalism and management expertise, the unforeseen problems that arose on this scheme would have had a far worse outcome.

The client insisted on extraordinarily stringent security measures for anyone with site access. All long-term construction workers had to be security-vetted – a process that took a minimum of nine weeks – and everyone else on the team had to have security-vetted escorts at all times. The requirement added thousands of man-hours to the project, and it needed all of Julius's careful management to keep the work moving along.

The site also had to be kept obsessively tidy to prevent site materials and objects from blowing onto the main airfield taxiway and live runway. Julius erected a site perimeter fence to take care of anything that did escape his rigorous cleanliness regime.

The unanticipated discovery of large quantities of asbestos in buildings that had to be demolished was a major problem. Work came to a halt, programme delay inevitably ensued and additional costs were incurred.

Aware that delay was an uncomfortable reality, Julius decided that any work undertaken without formal instruction would not be charged to the contract, to keep the contract moving and client relationships cordial. His determination to get the job done first and sort out the cost second vastly impressed the client.

That was just as well given that the primary electrical subcontractor went into administration at a crucial stage of the contract. Julius took even this potentially disastrous event in his stride, rapidly bringing in a new subcontractor and taking measures to ensue they could hit the ground running and minimise lost time.

Despite having to cope with another six weeks of disruption to the external works when RAF Brize Norton temporarily relocated to near the site, Julius still achieved his goal – a quality project that has left the client completely satisfied.
