A driving force on phase 1 of the client's fit-out of three floors and the basement of this building, Jeremy Gill was promoted to project manager for this single-floor phase. Eschewing an overforceful approach, Jeremy quickly won the client's respect and appreciation through firm leadership, openness, approachability and positive mindset.
With the client changing its design team and personnel for this phase, Jeremy had to forge new relationships. He did so with ease, bringing fresh impetus and helping the project team slot together by establishing excellent communications. He got the entire team to attend the weekly meetings and properly respected their views, ensuring that the project goals were clearly defined and disseminated.
Jeremy understood and managed the client's expectations from the start. He undertook a lessons learned exercise from phase 1 that helped refine the new design standards that had been laid down for the project. His hands-on style involved great attention to detail, and he doggedly forced resolutions to issues.
He was determined not to end up with a project full of defects, and sat down with the designers and subcontractors at the start of the works to produce a hit list of common site defects which was circulated to all site workers. He then walked the works weekly with the design team to pick up quality issues, following through with meetings with the trades to discuss and rectify them.
Late client changes were legion. Jeremy reviewed and costed 281, and incorporated 240 into the works. All changes were reviewed weekly, and a traffic light schedule produced to advise the client on the programme implications of each change. Jeremy drew up short-term programmes to complete the areas unaffected by the change requests while the alterations were made so that the critical IT roll-out dates could be maintained.
Jeremy's successful construction management led to the client subsequently awarding Bovis Lend Lease another £18m worth of fit-out work in the building.
