Eight years after beginning a modern apprenticeship – which gave him a taste of a comprehensive range of site and headquarters jobs – Jason Albrecht has just completed his first from-start-to-finish site management post. His trademark huge smile, which greets you wherever and whatever he is doing, shows just how much he enjoys it all.

The key to Jason's success with this project was his thorough preparation while the former nursing home that stood on the site was being demolished. He spent a considerable amount of time studying the architectural and engineering drawings, reading the ground investigation and tree surveys (there was a preservation order on every one of the site‘s many trees), and planning the most efficient site layout. The insights he gained allowed him to highlight issues before work began onsite and resolve them without delaying the programme.

As Jason began, so he continued, efficiently handling the unforeseen problems that arise on every site, dealing confidently with architects, engineers and professionals to find speedy solutions.

On discovering a discrepancy between the site beam layout and the precast concrete floor planks that left beams unsupported over door openings, Jason was onto it immediately. He got agreement within an hour from the structural engineer to using steel angles to span the openings. Written confirmation and revised drawings appeared shortly afterwards, and the programme remained unaffected and additional costs minimised.

Jason can also take the credit for substantial site savings. By safely storing away all valuable items and properly securing the construction area, he was able to cut £15,000 from the onsite security guard budget. A further £8,500 was saved by re-examining BT's services proposals after construction had begun and coming up with alterations to the scheme.

He also fostered real spirit with his own directly employed team – a forklift driver and an apprentice – while establishing good working relationships with subcontractors, who often lack respect for trainee managers. Jason's mature attitude and understanding of the construction process bodes well for his future – and for construction.
