Having successfully completed projects for the client in the UK, Poland and Ethiopia, Jag Bhatti knew exactly what was needed to deliver success. And it wasn’t simply building to the design, the budget and the programme.
Jag had to assess the requirements of a set of users scattered across the UK and the US, and then translate them into a brief and a live project. By holding a series of intensive workshops with them, he distilled the essence of the scheme, and then proceeded to build it.
But building it was anything but straightforward given the stress on flexibility to allow users to reconfigure areas at will. Jag prevented scope growth spiralling out of control by continually monitoring user requirements, designing an M&E capability that could meet future demands, and never compromising on the cost procedures.
To deliver the building flexibility required, Jag developed a solution that manufactured 354 modules offsite. He leveraged design repetition by standardising on 12 different module types, saving £900K in prelims and another £100K in value engineering, as well as cutting the programme by three months.
And his decision to use the WhiteBox delivery platform generated benefits in the planning of the activities of the 70-odd work packages. By designing the project in 3D in this way, he eliminated service clashes onsite and deployed an effective visualisation tool for specialist contractors unfamiliar with large-scale construction. The software’s tracking module allowed all parties to monitor their progress and Jag to analyse the trend of any given task and take action.
