A local man, Jason Pink jumped at the opportunity to help regenerate the community. But as soon as he joined, all work stopped. The client had been taken over by another and major design changes were required.
Jason motivated and led the design team to respond positively to changes to previously signed off designs. His encouragement and teamwork worked miracles in accommodating over 150 variations worth over £900K within very tight time constraints. His accomplished rescheduling of criticalities meant that only a two-week extension of time was required
– a major achievement in the circumstances.
Change on this scale can easily destabilise financial certainty. But Jason always had a good understanding of the finances at any point in the project. He analysed each package budget before it was let to ensure it covered all items. And six months into the scheme he knew he would complete below target cost. Aware that the client was concerned about overspend, he then offered a £500K saving, which smoothed the decision-making process.
He changed the upper-storey floor slabs to steel-fibre reinforced concrete to promote safety and increase speed of construction. The resulting two-week programme gain generated substantial cost savings.
And when he realised that the project’s new start date would mean carrying out the rendering works (and insulated render accounted for 60% of the envelope finishes) during the winter, he fitted a temporary weather-tight skin over the whole building. It was a brilliant move that allowed internal and envelope work to continue even in the harshest weather.
