Mark Greasby completely controlled design and risk management on this project. His engagement with the design team was excellent. He was never afraid to ask why, and consistently challenged the design. He chaired all the meetings and workshops, structuring them so they had a clear purpose and outcome. In the process he gained a detailed knowledge of all aspects of the scheme.
Despite the client’s high expectations, Mark made a point of exceeding them. Required to achieve a BREEAM ‘very good’ rating, he targeted ‘excellent’ in the full knowledge that it would require work and commitment above the contractual obligations. One of his many sustainability initiatives was to enhance the U-values of the fabric by sourcing insulation that performed better than the spec and at no extra cost to the client.
Mark also altered the original ground-source heat pump from a horizontal loop system to one used 15 vertical bore holes. The change was cost-neutral and eliminated the excavation and removal to landfill of 3,000 cubic metres of soil, allowed early completion of the car park, and offered greater certainty of performance.
And his early decision to change the traditional reinforced concrete frame to a post-tensioned structure generated major benefits. It reduced slab thickness by 50mm, saving concrete, labour and carbon emissions. It increased the size of the raised access floor void, eliminating above-ground service boxing. And it cut the foundation size and load. The significant savings that ensued were shared with the client.
He also accommodated a £750K tenant fit-out within the existing programme by ably resequencing works.
