From start to finish Pat Leyden owned this project. He set the tone at the beginning by his imaginative response to an extensive range of planning conditions. To reduce surface water running onto the highway, he installed traffic humps with channels on the access road. He created an off-highway vehicle waiting bay by indenting the site hoarding line so deliveries did not obstruct traffic, and he elevated the site accommodation onto a gantry to create a parking space below.
And near the conclusion of the project, Pat demonstrated the sheer commitment of the client-oriented construction manager when he turned up one Saturday afternoon, with his family, to sort out a lift problem while the client moved its offices over the weekend.
Sandwiched in between, he delivered robust value management. He substituted the cost-prohibitive glazing system specified with one that maintained the performance requirements, and offered the client the savings. And calculating that the natural ventilation design would lead to excessive heat gain, he used thermal modelling to underpin a system with heat recovery and upgraded glazing.
